When Should I Resand My Floor?

Every so often I get a call or an email from a homeowner asking if they should re-sand their hardwood floors.

Some folks discovered that they have hardwood floors underneath their carpeting. Others bought a house with pre-existing hardwood floors.

Some of these hardwood floors are beat up, gray, dull and dingy. A lot of people think the floors are now ruined.

But hardwood floors can take a lot of abuse and neglect and can still be re-sanded and brought back almost to the original state when they were first installed. You can see in the photos below, the before and after of such an example.
